Title and Escrow Information

Order is opened - Prepare escrow instructions, necessary documents & commission order. Forward to appropriate parties for review & execution. NOTE: This is done either at opening or at closing depending on the custom of the county wherein you are closing.
Accept earnest money & provide receipt
Order preliminary report
Receive & review preliminary report - provide copies to appropriate parties
Request demands (if any); clarify other liens; review taxes
Receive termite/fire insurance information & documents, if applicable
Receive & review demands
Financing

New
Request beneficiary statement
Provide lender with prelim
Receive beneficiary statement, review terms of transfer & current payment status & restrictions
Request loan documents

Request signatures on loan documents

Return loan documents & request loan funds

Receive loan funding
Review file to determine that all conditions have been met & that we are in receipt of all applicable documents/type necessary closing papers
Finalize closing figures/prepare estimated closing statement
Request signatures on all closing documents
Obtain funds from buyer
Record, close file, prepare & deliver commision check. Prepare statements & disclosure funds
Complete closing and forward final documents to all parties.
(Buyer, seller, lender & broker)
Title insurance policy issued
